Other services

More than a PCC. Support for the whole build.

Most projects need several technical services before they can be signed off. Ask for any of these alongside your PCC and keep it all in one conversation.

Building Control & compliance

Private Building Control, Building Regulations advice and compliance support for new builds and conversions.

Structural engineering

Structural calculations, beam and foundation design and engineering details for new builds, conversions and alterations.

Energy & sustainability

SAP calculations, SBEM, EPCs, overheating assessments and water efficiency calculations.

Testing & commissioning

Air tightness testing, sound insulation testing and extract ventilation testing at completion.

Planning & environmental

Planning support, contaminated land, flood risk, ecology, biodiversity and site investigations.

Fire & safety

Fire strategies, fire risk assessments and specialist fire safety support.

Why it helps

Fewer companies to chase

A PCC enquiry is often the first time someone looks at the whole project. If you also need Building Control, calculations, SAP or testing, we can quote for those at the same time, so you're not sourcing every specialist separately and waiting on each one.

It also means the people reviewing your PCC can see the same drawings and evidence, which keeps things moving at completion.

When you'll need them

Where each service fits in a typical build

Most new homes and conversions need several of these, at different points. Knowing when they come up helps avoid the classic last-minute scramble at completion.

01

Before work starts

A Building Control application, with structural calculations for foundations, beams and roof. A design-stage SAP calculation to show the home will meet Part L energy targets. Any reports your planning conditions ask for, such as flood risk, ecology or contaminated land. This is also the best time to arrange your PCC, so every stage can be inspected.

02

During construction

Building Control inspections at its own key stages, alongside the staged PCC inspections of foundations, floor, superstructure and roof. If the design changes on site, updated calculations may be needed before work carries on.

03

At completion

Air tightness testing and an as-built SAP and EPC for Part L. Ventilation testing for Part F. Sound insulation testing for Part E where homes are attached or flats are created. Water efficiency calculations for Part G. With these in, Building Control can issue the completion certificate and the PCC can be finalised.

Which ones your project needs depends on its type, size and planning conditions. Tell us about the build and we'll say exactly which apply, so you aren't paying for anything you don't need.
