About the Certificate

What is a 10 Year Structural Warranty (PCC)?

A Professional Consultant's Certificate (PCC) provides confirmation that a suitably qualified professional has monitored the construction of a property and, based on the inspections and information available, considers the property to have been constructed to an appropriate standard.

PCCs are commonly requested in connection with newly built or converted properties and may be required by mortgage lenders, purchasers, conveyancers or other parties involved in a property transaction.

Regional Warranty Inspectors can support projects from an early stage of construction, as well as eligible developments that are already underway or complete, where a retrospective assessment is required.

  • Property sales and conveyancing requirements

A Professional Consultant's Certificate is issued by a suitably qualified professional following appropriate monitoring and assessment of a property. It provides professional confirmation regarding the construction of the property based on the inspections, information and evidence available.

No. A Professional Consultant's Certificate is not an insurance-backed structural warranty. A PCC is a professional certification route that may be accepted for certain property transactions and lending requirements. The appropriate solution should always be confirmed for the individual project and, where relevant, with the mortgage lender.

Potentially, yes. Regional Warranty Inspectors can consider eligible completed and part-built projects retrospectively. The information required will depend on the project and may include drawings, construction photographs, structural information, Building Control documentation and further inspection.

PCCs are accepted by a number of mortgage lenders, but acceptance and individual requirements can vary. If a certificate is required for a particular mortgage or property transaction, the proposed lender should confirm that a PCC is acceptable before proceeding.

Ideally, you should contact us before construction begins so the project can be reviewed and suitable inspections can be arranged throughout the build. However, projects that have already started or have been completed may still be considered through our retrospective assessment process.

We can assist with a range of residential projects, including individual new-build homes, self-builds, housing developments, apartment schemes, conversions, change-of-use projects and eligible part-built or completed developments.

Yes. Regional Warranty Inspectors supports suitable projects throughout the UK, from individual residential properties through to larger development schemes.
