Retrospective PCC

Already built? A retrospective PCC may still be possible

Lots of people only find out a warranty is needed when a sale or mortgage is already under way. If your home is part-built or finished, here's how a retrospective PCC works.

How it works

Evidence instead of inspections you missed

On a normal PCC, the consultant inspects each stage as it's built. On a retrospective PCC some of that work is already covered up, so we rely on evidence to establish how the home was built: drawings, dated photos, calculations and Building Control records.

Where gaps remain, we may need a further inspection, and occasionally some opening-up (for example, exposing a section of roof void, a foundation or a wall cavity) so key elements can be checked.

Every retrospective project is assessed individually. We'll review what you have and tell you clearly what's still needed before you commit.

Evidence that helps

  • Approved plans and Building Regulations drawings
  • Dated construction photographs
  • Structural calculations and details
  • Building Control inspection records
  • Product and material information
  • Completion certificate (if issued)
  • Access for further inspection or opening-up

Don't worry if you don't have everything. Send what you have and we'll advise.

The process

Retrospective PCC in four steps

  1. 01

    Send what you have

Address, drawings, photos and any Building Control paperwork.

  2. 02

    Eligibility review

We assess the evidence and confirm whether a PCC is achievable, and at what cost.

  3. 03

    Inspection

A site visit to verify the build, with any opening-up agreed in advance.

  4. 04

    Certificate

Once satisfied, the PCC is issued for your solicitor or lender.

FAQs

Retrospective PCC questions

Can every completed home get a retrospective PCC?

Not every one. It depends on the evidence available and what can still be verified on site. We'll tell you honestly after reviewing your information.

My sale is waiting on this. How quickly can it be done?

It depends on the evidence available and access for inspection. Send everything you have straight away and tell us your deadline; we'll be clear about realistic timescales.

Will I need to open up walls or floors?

Sometimes, but only where the evidence can't confirm a key element. Any opening-up is agreed with you in advance and kept to the minimum needed.

Do I need a Building Control completion certificate?

It's very helpful and normally expected. If you don't have one yet, tell us. We can also help with Building Control.
